Grantham Appraisal Service, Canon City, CO is a small 2-man office servicing all of the eastern Fremont County/Cañon City area since 1992. The vast bulk of our service is that of the appraisal of residential homes for financing (refinance, new construction or purchase), estate, divorce, PMI (Mortgage Insurance) elimination, and relocation (ERC). Some vacant land, commercial, industrial and income properties are considered also with significant experience noted in each of these areas.
The owner is Gary W. Grantham. Included in his resume is experience in Surveying, Banking, Real Estate Sales, and, an MBA in Finance from the University of Southern Colorado in Pueblo. This well rounded history & experience, along with his Certified General license, provides for appraisals of all types of properties as current time and demand allows. Gary is on the FHA approved list of appraisers and is also an approved VA appraiser. He is licensed by the State of Colorado as a Certified General Appraiser #CG01315347.
Also working in this office is Kevin J. Grantham (brother). He specializes in most types of residential/home appraisals throughout most of Fremont County as well as most types of Commercial and Industrial in the Cañon City/Florence/Penrose areas. He is a Certified General Appraiser through the State of Colorado with licence #CG40011696. Kevin is also on the FHA approved list of appraisers. Clients of this office are numerous and include many national lenders as well as most local and regional lenders. This office utilizes A la mode appraisal software. Through its use, appraisals may be transmitted electronically to those able to receive alamode appraisal files. For those who don't, this office also sends numerous appraisal files by e-mail utilizing the Adobe Acrobat format (.pdf which stands for Portable Document Format). This allows for almost any client/lender to retrieve an appraisal for viewing on screen, and, may be printed in black & white, or, with color photos by those clients with a color printer. The entire appraisal is a single .pdf file created through Adobe Acrobat, and, includes digital photos, maps and signatures as well as all necessary forms and addenda. This is truly a wonderful step in the transmission of the final appraisal product which has aided in providing for optimal turn around times while maintaining the highest quality. Other forms of transmission are also in process or in place.
